Undisclosed Septic
Location: Connecticut, USA
Bought a house in 2024 that was listed as on town sewer and town water. Sellers checked "no" for septic and "yes" for town sewer but also "idk" for amount of water bills which i was unaware was a discrepancy. They went through a house broker and it was listed on the MLS as town sewer.
I have a VA loan, get the VA Appraiser, Inspection, termite inspection. No one mentions a septic at any point. In CT septic inspections are separate than home inspection so I never thought to get one for something I shouldn't have.
My bad.
We come within 6 inches of the wooden lid covering what is now my septic with a tractor. Tragic. It feels too close to the house and next to a permitted outdoor pool and electric outlet thats been abandoned and im not touching.
Go to town hall and they say "no youve never been on town sewer why would you think that silly goose" but there's no permits or history of a septic in this house built in 1946 and im stumped because where is everything going and why doesnt anyone know.
Big bang boom I get it inspected and pumped and its never been pumped and it fails the inspection. The quote to fix it is 20-23k which is not ideal, planned for or disclosed.
We get another realtor and they run a report and get a town card which somehow lists us as on septic. Always been. Someone on the buyers and sellers side didnt pull a town card and I dont know who is responsible for this mess up but it doesnt feel like me.
Ive contacted a few lawyers but not sure what im even looking for. Someone lied and now this house is on borrowed time.
