Wellpointe announces $2B affordable community

Senior living provider Wellpointe announced plans for a new co-living brand Viva with development of four high-rise towers spanning 34 to 42 stories, according to a news release.

The development, known as Viva L.A. at Warner Center, will include private residences, shared living spaces and integrated health, wellness and supportive services. The new communities will be located in Woodland Hills in Los Angeles.

“Housing alone is not going to solve the challenges that aging Californians face,” said Angela Kutnerian, co-founder and president of Wellpointe Inc. “As residents age and their needs evolve, Viva is designed to connect them with the coordinated health, wellness and supported living services they need. Our vision is a multi-story community where affordable housing and quality care work together — not as separate systems, but as one integrated experience that redefines what aging looks like in our society.”

The four high-rise towers will span 2.2 million square-feet and are designed by Gensler, and will be located near a sports, entertainment and mixed-use district. The development represents a $2 billion investment at the 4.71-acre Woodland Hills site that was acquired last year from Parkview Financial, the release states.

The new development will replace an existing commercial office building was 3,192 affordable residential units.

Experience Senior Living, NexCore Group breaks ground in Maryland

Experience Senior Living and the NexCore Group recently announced the groundbreaking on Sancerre White Marsh, a new senior living community in White Marsh, Maryland, according to a news release.

The multi-story community will include 173 residences spanning independent living, assisted living and memory care. The new community will be operated by Experience Senior Living, a subsidiary of the NexCore Group.

Designed with the surrounding area in mind, the community is located within the area’s established business corridor with nearby shopping, entertainment and outdoor spaces. The new development is designed with a mid-Atlantic aesthetic, the release states.

The community is expected to open in 2028.

Cedarhurst Senior Living starts in Iowa

Cedarhurst Senior Living announced the groundbreaking of a new senior living community in Ames, Iowa, according to a news release.

The one-story, 84,500 square-foot community will include 60 assisted living apartments and 27 memory care apartments. Amenities will include inset carpets, accessible cabinets, mobility-friendly countertops, a fitness center, yoga studio, wellness programs, physical therapy, occupational therapy, speech therapy, gourmet dining, social activities, outings, lush landscapes and outdoor seating areas.

Cedarhurst of Ames will open in summer 2028.

New 55+ community in Texas opens

David Weekley Homes recently announced the opening of a 55+ community, Old Mill Preserve, in Dallas, according to a news release.

The community also includes a clubhouse from an original farmhouse that was formerly an orchard.

Edgemere opens memory care expansion

Dallas-based continuing care retirement community (CCRC) Edgemere recently opened a 3,441 square-foot communal space for memory care, according to a news release.

The community is managed by Certus Living, and the operator will use memory care programming as a “blueprint for research-based care,” according to a news release.

Known as La Piazza, the community space is open for all memory care residents that want to engage there, along with a bridge connecting residents in assisted living and memory care that are “socially engaged, cognitively active and enjoy leadership opportunities.”

Carbon Shepherd Development opens 55+ community in Texas

Carbon Shepherd Development recently announced the opening of Woodland Cottages in Sherman, Texas, according to a news release.

The gated, 55+ community offers single-family homes with one- and two-bedroom homes with attached garages, zero-threshold showers, and in some homes, fenced backyards. Other amenities include a clubhouse, fitness center, swimming pool, pickleball court and a social events calendar.
