[ca] Landlord Asking Us To Relocate So They Can Make Repairs?

Card image cap

Location: Los Angeles, CA

Hi folks,

Me and my 4 roommates are college students and tenants in LA. A month.ago, while we were all out of town, the landlord tried to repair some water damage in the roof, but they left the repairs incomplete and with massive holes in the wall and ceiling of one of the rooms, including getting insulation all over roommate's stuff. That person was able to move into another room in the house, and we've mostly been ignoring it - but recently a city inspector came by and left a notice saying the conditions are hazardous and don't meet requirements, and gave the landlord a deadline to fix it.

The landlord has reached out and offered to temporarily relocate us to a different apartment while the repairs are being done, however, we are concerned about this. Frankly we're all very busy and we don't have the time to move to a different house and then back. Furniture would have to be disassembled and reassembled to get through the doorframe, some items are too tall and would not fit in the new place, etc. Yes, the conditions are technically unlivable but they aren't a health hazard to us (the report said things like "might lead to hazardous conditions) and we won't be here for more than 3 months anyway. We're also concerned because the landlord has been very uncommunicative and hasn't shared any information about the proposed dates of this temporary relocation, the details of the repairs, or even a copy of the inspection report. We don't want them to do any repairs in the rooms we are living in if they're going to do a half assed job and leave fiberglass everywhere like they did to our other roommate's room, we just want them to fix the giant holes and we don't see why we need to be out of the house for that.

Our question is, what are our rights in this situation and how much bargaining power do we have? If the city is requiring them to make these repairs, are we required to accept their move offer?

Thank you!
