Advice Needed: Our 5-year-old Home Has A Driveway That’s Sinking Badly — Do We Have Any Options?
Location: Richmond, KY 40475
My husband and I purchased our home last year, and I’m hoping someone here might have some advice because we’re starting to get really concerned about our driveway.
During our initial walkthrough before purchasing the house, we immediately noticed that the driveway looked incredibly old and was in really bad condition. The house itself was only about four years old at the time, but the driveway honestly looked like it was 40+ years old.
The house sits partially on a hill, and along the side of the house, you could actually see underneath portions of the driveway because the concrete was in such bad shape.
Our realtor noticed us closely inspecting it. She then made a comment essentially telling us that anything we saw, we couldn't ask for, which I took to mean we shouldn't even bother bringing up the driveway or asking the sellers to address it or negotiate the price because the damage was already visible.
I remember looking at my husband thinking, “Well, what the hell?”
At the time, we were pretty naive about how much something like this could cost to repair. We loved the house, so we moved forward with the purchase.
Now, we're only about a year into owning the home, and the driveway is sinking significantly.
We've had a couple of professionals come out to look at it, and one of them told us that we might not even have another year before the section directly against our garage completely caves in. Yes, it's really that bad.
The driveway has visibly dropped by over an inch along the side of the house since we purchased it, and we're now facing what could potentially be a massive repair bill.
We have an extra-large garage and a fairly large driveway, so depending on what needs to be done, we're looking at potentially $20,000 in repairs.
We're honestly overwhelmed by the situation, especially considering how relatively new the house is.
I have two main questions:
1. Does a home this new potentially have any warranty coverage for something like this?
If the driveway was improperly poured, the ground wasn't properly prepared or compacted, or there was an issue with the original construction, is there any chance the builder, concrete contractor, or a home warranty would cover the repairs? Or are we likely out of luck because we purchased the house knowing the driveway was visibly damaged?
I'm hoping to hear from people who have dealt with similar situations, especially anyone familiar with concrete work, home construction, builder warranties, or real estate.
Is there anything we should investigate before accepting that we're going to have to pay thousands of dollars out of pocket?
Any advice would be greatly appreciated. We're trying to figure out what our options are before the damage gets even worse.
