Easement In Maryland

My parents own a house in Maryland but there is a piece of land behind our house that was previously owned by “company A” and the only way to access this land was through our garage. The court previously stated that they had full access to this land at all times (they have the code to our garage) but can only “maintain” it. It is currently inhabitable and they cannot renovate it to the point of such otherwise they’d have to construct their own road which costs >1M. Company B now acquired this land due to foreclosure and are now requesting full access from us including the garage code. We’re hesitant to let them in because the deed has not been finalized. He is requesting access in a couple days, do we let him in? Is it legal to claim land that was bought from foreclosure without deed finalization? We are hesitant for safety reasons and legal reasons as we don’t want to let company B have access to what is still technically company A’s property. We are the middle man. Is there anyway to not allow them full access through our garage. It’s very invading and unsafe
