Evicting Roommates Help

Card image cap

Hello,
Location: Upstate New York
Me and my fiance of 7 years rented a house from a coworker back in April for a year lease. We let a friend of ours move in temporarily in mid june with a verbal communication that they would start paying rent in August and could stay here until they find a new apartment.

The roommate has not paid me anything. My fiance and I broke up and he hooked up with our roommate. I would like our roommate to leave as soon as possible. They are not on the lease and I assume they have squatters rights. I’m unsure if they’ve ever had any mail delivered here.

My now ex fiance wants to defect from the lease and leave me stranded based on the last verbal communication we had. The two of them have not been to the house since Thursday and are not being amicable with communication on the living situation.

Additionally I let this roomate borrow a dresser that we had located in the room they moved into. Now that me and my fiance are split I need that dresser for my room. It has all of the roommates belongings in it. What legal authority do I have to remove their things from the dresser or must I ask them to remove them.

Thank you for any advice.
