Girlfriend Leaving After Buying House Together.

GF and I bought a house together a few years ago.

Paid about $380k for the house. Loan was for $350k and still have $338k to go.

For the most part we split things 50/50 except for windfalls, every time i had a bonus I put it straight to the house whereas she always chose not to put anything extra.

2 years later she leaves and states that she doesn't want to fight me for the house and will sign whatever is needed. We're breaking up on good terms and even though i feel like she's left me high and dry I still want to be fair and pay her out if possible.

Zillow has the house listed at 350K now. I read online that I would need to refinance to get her name off of everything.

What other options do I have?

-Can i keep her on the loan to keep the rate i have(6.45%)?

-Do I pay her out? GF said $10k would be fair but isn't sure how any of this works. What is a fair amount?

-I don't want to sell since we'd both have to pay a lot of money for that process.

-My parents are willing to help me afford everything, money is tight but not the end all.

-She has offered to help pay the mortgage for the next few months, but I have emergency money for these things. I'll be fine without her help.

We were together 8 years before deciding to purchase the home. I have no ill will towards her or her decisions, I'm just trying to see the best outcome here. My plan was to refinance with my father as a co-signer. I only wish her the very best in life. I don't see a future of us getting back together.
