Nyc: Landlord Wants Me To Vacate House By 6/30 But My Lease Ends On 7/31

Hello everyone,

On July 1st, 2025 I signed a one year lease for a rented room in Fresh Meadows, Queens. This was through an app called SpareRoom at a private house via a private landlord. According to the lease, it extends from July 1st, 2025 to July 31st, 2026. Today, she informed me that she will be putting the house on the market in July and for me to vacate the property by June 30th.

This was 20 minutes before starting my shift and to say I was shocked was an understatement. I have been a considerate tenant who has paid my rent on time every month since I have ever signed a lease. I am not sure if I am able to do a cash for keys situation or tell her that it is within my rights to stay in the apartment until my lease ends.

I am looking for a place as soon as possible because I am naturally an anxious person and I need to know where I will be housed far in advance. However, the places I’m looking at are listed as ready to move in now or in April. What I’m thinking is that I will find a place to live and ask her since she heavily inconvenienced me by attempting to end my lease a month early, that I do not pay rent once I find somewhere to live, even if it’s before June 30. I am not sure how much leverage I have in this situation so whatever advice I can get will be greatly appreciated!
