Selling House — What Notice Do I Have To Give Someone Who Lives There But Doesn’t Pay Rent? Los Angeles Ca

Long story short, my dad lives with me in my home along with other family members. He does not pay rent and there’s no written lease. He does pay the power and internet bills, but that’s it.

I’m planning to sell the house. Due to ongoing personal conflict, I do not want him moving with us (he causes a lot of problems and its been like this for many many years.) I’d like to fully separate and go our own ways. I do plan on offering him some cash to help with the transition, mainly to keep things peaceful.

We’ve lived in this house for almost 20 years.

What am I legally required to do in California in this situation?

Is he considered a tenant even though he doesn’t pay rent?

What type of notice would I need to give him before the sale?

Are there any standard notice templates I can use?

I just want to make sure I handle this properly and protect myself in case he tries to take legal action.
