Tricky Situation With My Roommate In Seattle
Me and my housemate are part of the same lease. Prior to signing it we agreed to split the bills and rent. Since one of the rooms is larger than the other, we agreed that at half point of our lease we'd swap rooms. All of this was a verbal agreement. Then, after splitting our rent and bills for 2 months, me and him had an argument, then he unilaterally decided that he's no longer going to pay his 50% share, that he will not swap rooms with me and that he won't pay for electricity and utilities (I have this part in writing on WhatsApp). I did not agree to this.
Additionally, he has recently started being very loud past quiet hours (he's loud from 10pm up to 6am) playing video games and yelling things out loud (mostly stuff like "BRO WHY ARE THEY NOT PUSHING", "NO FUCKING WAY", "OH MY GOOD", etc.). I texted him asking him to be quiet and he responded with "oh, i forgot to ask you!" (a refusal, basically).
I asked ChatGPT and it said that I can't record him being loud even from my own room since Seattle is an all-party consent state. And that complaining to my landlord may result in both of us facing consequences since we're both on the lease. And as for the unpaid rent by my roommate, it said that my only option is small claims courts and that it's not guaranteed that the decision will go my way since we didn't have any written agreement.
Do I have any other options? I have no clue what to do, I can't sleep and I'm always tired at work because of my roommate's loudness. And I can't afford paying more than we had agreed upon. Also, I can't lawyer up without breaking my bank, I really have no clue as to what to do now.
