Vacation Rental Falsely Advertising Beach Access

Card image cap

Location: Poconos, Pennsylvania

Looking for advice on a vacation rental situation.
My family rented a house in the Pocono Mountains for July 5–12 for just over $10,000. One of the main reasons we chose this property was because the listing specifically advertised that it was part of Lake Harmony Estates and included beach access with 10 beach passes and is one block from the beach.

Today (two days before check-in), my sister in law stopped by the rental office to familiarize with the area. When she asked about the beach access, the employee told me that the listing contains a “typo.” The property is actually belongs to a different HOA and does not include beach access or any beach passes.

From what I’ve learned, there isn’t a way to simply buy passes because they’re issued through the HOA to member properties. In other words, they can’t just replace the missing amenity.

At this point, canceling isn’t a realistic option. We’ve planned this trip for months, coordinated multiple families, and comparable rentals are either unavailable or far more expensive this close to the holiday.

My concern is that we paid a premium price specifically because the property was advertised as having lake access and is close by. Without that amenity, I don’t believe we received what was represented in the listing.

How would you handle this? Would you push for a partial refund? Has anyone dealt with something similar, especially with a vacation rental that was materially different from what was advertised? Are there significant legal grounds to stand on?

EDIT: I should clarify that the listing itself and rental agreement did not say beach access The FAQs on their website said that their property's within this HOA ALL come with 10 guest passes for beach access

Here is the exact text from the FAQs:

How Many Beach Passes/Wristbands

Does Each House Have?
Lake Harmony Estates homes come with a guest
ID badge which is good for 10 people. Additional badges may be purchased at the beach for $5 each. Credit cards are accepted.

They are saying that we can't even purchase additional beach passes now and that we need to go offsite to a state park beach or a water park and they will refund the fees.
