When One Roommate Is Not Charged A Deposit And The Other Is, But The Property Management Company Doesn't Even Collect Until Renewal Time?...

Location: Multnomah County, Oregon, United States.

I moved into an apartment a little over a year ago with the intent of adding a roommate to the lease when I found someone. I was not required to pay a security deposit when I signed my lease. When I did find someone, the property management company required them (gender neutral, singular) to pay a security deposit of a full month's rent due to, as it has been told to me, a lower credit score. Apparently, this was on a three-part payment plan, of which my roommate paid one installment then the second check bounced, after which the property management failed to follow up at all and nobody noticed until now.

An entirely new company took over the management of the apartment complex while we lived together. The day before the lease renewal deadline a year from when I'd moved in, my roommate decided they needed to move out due to their partner having some financial issues and thus wouldn't sign the renewal. The new property manager was nice about it and said she'd send us an addendum to remove them from the lease, but later texted me that while examining our file, she found the discrepancy where only a third of the required deposit was paid.

The property manager says that even though I wasn't involved in the credit check and required deposit, I'd still be liable for the remainder of the deposit as the other involved tenant staying on the least and that she'd give 45 days (as a courtesy due to the previous company's error, she said usually it would be 14) to figure it out between us to pay the rest.

My roommate firmly believes I'm now on the hook for paying the company half the deposit they were charged. I understand why that would be in other deposit scenarios, but I can't tell if it makes sense in this situation, especially since the fact the deposit ISN'T paid is fully a fluke of the first management company not collecting. Everyone I've talked to seems to think it doesn't make sense, but I need unbiased advice. Can the current property manager even enforce this deposit payment? Am I automatically liable by being on the lease despite the deposit amount being based on someone else's credit check? If they'd not failed to collect, would I need to reimburse my roommate half a month's rent right now? I know an Oregon security deposit statute is ORS 90.300 but I didn't find anything directly helpful one way or the other. Thank you in advance.
