Zillow Listing & Seller's Realtor Lied/misinformed About Easement/alley Access

I closed on my first house a little less than a month ago. Currently, the only parking option is street parking.
However, on the Zillow listing for this house (which I still have), the description says that there is the ability to build a car pad/covered parking behind the house. The seller's realtor also told my realtor this, saying that there's an easement / alley access behind the house where the carport/parking pad could be built.
I've closed on the house now and when I was doing research into the supposed alley access, I discovered that it is in fact utility access and I do not have the right to build on it at all. Thus, there's no way for me to have covered parking or non-street parking.
If I would have known this up front, I most likely would not have put an offer in on the house. I know that there are things my realtor and I could have done differently to get ahead of this situation, but this was my first time purchasing a home and I honestly just did not know enough/put too much trust into the listing and seller's agent.
So, is it worth pursuing any kind of action? What are some things I should look at (paperwork, etc.) to see if I would even have a case? Any other advice about this situation? I am not the kind of person to just sue for any reason -- but I am pretty disappointed overall.
Again, I know that I could have done more to get ahead of this situation, but he we are and I would appreciate any advice on how to move forward - whether that’s pursuing something or not.
